Foundation repair cost: 2026 price ranges

These are national ranges from a published cost guide, checked in October 2026. They are not Texas figures and not quotes for any town on this site. Treat them as a way to judge whether a quote is in a sensible range.

Price per pier

The same guide puts piering at about $1,000 to $3,000 per pier. Per-pier prices are only useful if you know what they include. A ten-pier quote at $900 each is not automatically a $9,000 finished job.

What moves the price

Why averages mislead

A single average mixes crack repairs with whole-house underpinning, so the number says little about your job. Use ranges to sanity-check, then compare written quotes for the same scope.

How to compare quotes

Ask each company to list the repair method, pier count, pier type, warranty and what is excluded. A quote with no pier count or no scope is hard to compare. See how to choose a company.

Local prices in San Marcos and New Braunfels

We have not found a public, reliable source that breaks foundation repair prices down for San Marcos or New Braunfels on their own, so we do not publish local numbers. What we can say is what tends to move a local quote.

The best local price check is two or three written quotes for the same scope. See the San Marcos page and the New Braunfels page for what the ground is like in each.

Costs people forget to ask about

Plumbing tests, engineering reports, permits, cosmetic repairs after a lift and drainage work are often listed separately or left out. Ask each company to say in writing whether these are included, so the totals you compare are the same kind of total.

Paying for the repair

Many companies offer payment plans or financing. Compare the total you will pay over the life of the loan, not only the monthly amount. Avoid paying most of the price before work starts. A deposit followed by payment at completion is common.

Common questions

Is financing available?

Many foundation companies offer financing. Ask for the interest rate and total cost, not only the monthly payment.

Should I take the lowest quote?

Not automatically. A price far below the others can mean fewer piers, a thinner scope or skipped steps. Compare what each quote covers.

Do prices differ between San Marcos, New Braunfels and the San Antonio suburbs?

They can, but we have not found reliable public figures broken down by town. Ground, house age and access usually matter more than the city name. Compare written quotes for the same scope.

Ready to have someone look at it?
