House leveling between Austin and San Antonio

House leveling means lifting a settled home back toward level. On a slab that usually means piers or foam. On pier and beam it means adjusting or replacing supports. It is the part homeowners notice most, and the part that can crack finishes.

What level actually means

No house is perfectly level, and many were never built that way. Contractors measure elevations across the floor, then lift low areas to bring the readings closer together. The goal is to restore the house to something close to its original shape, not to a laser line.

Ask for floor elevation readings before and after. They show what moved and how much, and they give you something to compare later.

Why finishes crack during a lift

When a house moves back, drywall, tile, brick and trim move with it. Hairline cracks and doors that need adjusting afterward are normal. Large new cracks are not, so ask the company what it expects and whether cosmetic repairs are part of the quote.

What to expect after

If the cause is not fixed

Leveling a home without correcting what moved it is a short-term fix. Water collecting beside the slab, an under-slab leak or trees too close to the house can bring the problem back. See drainage and soil moisture.

Slab leveling and pier and beam leveling are different jobs

On a slab, leveling means lifting the concrete with piers or foam. Crews dig beside the house, set supports and raise the low areas in stages while someone watches the readings. On a pier and beam house, crews work in the crawl space and add or adjust shims, add new supports or replace damaged wood. Pier and beam homes are often easier to adjust again later, because the supports can be reached. See slab repair and pier and beam repair for the details of each.

Questions to ask before a lift

Ask for the readings, ask where each support will go, and ask how much lift the crew is aiming for. Ask whether the plumbing will be tested before and after, since lifting a slab can stress pipes underneath. Ask who fixes cosmetic damage, and whether that is in the price. Ask what the warranty covers if the house moves again, and whether it transfers to a buyer.

Why clay soil matters for leveling

Much of this corridor sits on clay that swells when wet and shrinks when dry. A house can look worse at the end of a long summer and better after a wet spring. A careful company will take the season into account and explain how it affects the readings. If you can, track a few cracks or door gaps for a few months before the visit so you can show how things change. See signs and cracks.

Common questions

Can a house be leveled while I live in it?

Usually yes. Crews work outside and under the house, and you may lose access to some rooms or the yard for a few days. Ask the company how they handle water shutoff and plumbing tests.

How long does house leveling take?

Many jobs take from a day to about a week, depending on the number of supports and access. Ask the company for an estimate for your house.

Do homes on clay soil need releveling more often?

Clay moves with moisture, so homes on clay can keep shifting if water around the house is uneven. Good drainage and even moisture help a repair last.
