Three kinds of ground, one corridor

Where your house sits matters as much as the house. These are broad bands. A single street can cross from one to the next, which is why an inspection beats a guess.

West: rock and thin soil

Limestone near the surface, steep lots and cut and fill pads. Fewer clay problems, more runoff, retaining walls and fill that settles.

Wimberley, Canyon Lake, Bulverde, Spring Branch

On the line: a mix

Rock, clay and fill can sit under the same slab. The rock side stays put and the clay side moves, so cracks appear where they meet.

Buda, San Marcos, New Braunfels, Garden Ridge

East: dark clay

Soil that swells when wet and shrinks when dry. Flat lots, newer slabs and older pier and beam homes all feel the swing.

Kyle, Lockhart, Martindale, Maxwell, Schertz, Selma, Cibolo, Converse, Live Oak, Universal City
